NOTE: Making comprehension that much more challenging the legal term for this day is the "Completion Day" but words that are used more often are "Closing Day" or "Possession Day". They all mean the same thing in the Alberta real estate processs. For the purposes of this blog post I will be referring to this Edmonton real estate milestone by its' contract name the "Completion Day."
What is the Completion Day?
In the Alberta real estate process, it is the date when all finanical adjustments are made, the title to the property transfers to the new owner, after which, the new owner assumes financial responsibility for and possession of the property.
What happens on the Completion Day?
The technical part of this the completion day in the edmonton real estate pricess is mostly completed by your lawyer. From a basic perspective this is what hapepns on the completion day. The purchaser's lawyer sends funds as per the statement of adjustments to the seller's lawyer. Once the seller's lawyer has received them they will notify the seller's agent that funds have been received and that keys are releasable. The seller's agent will first notify their client that the property is officially sold and then notify the buyer's agent that they can now pick up the keys. The buyer's agent will make arrangements with their clients to meet at the property and provide possession. Generally all of this happens between 11-2pm.
What is the Role of a Real Estate Lawyer?
The role of a real estate lawyer in Edmonton, Alberta is crucial to the success of any real estate transaction. There are various tasks that much be completed including reviewing documents, completing indepth title searches, transfering funds, preparing land transfer documents and registration with all appropriate authorities.

Have an open and relaxed schedule on the day. If you book a moving truck, cleaner or Shaw for 12:01pm in the Completion day. It is real estate Murphy's law that we will close late. It is important that this day be open and flexible.
Do not wait until the last minute to sign with your lawyer. In order to avoid delays it is important that all legal documents be signed well in advance. Do not dilly dally on this as there can be costly consequences.

Common Completion Day Hiccups
Delayed funds. Lenders are often over capacity on certain days of the month. It is best to take this into consideration when negotiating your completion day. If possible stay away from the beginning and the end of the month.
Delayed signing. Most of the time this is completely innocent. In Alberta, one of the biggest challenges is that we require "wet signatures" for land transfer. If you are out of town this can cause more challenging variables.
HOT TIP: Try and negotiate completion days between Tuesday & Thursday instead of Monday's and Friday's. Firstly, you have to close on a business day so you can aoid holidays using this method. You can also avoid unnecessary delays and interest payments.

In the real estate process in Alberta, the term "pending" means that a conditional offer has been accepted. The "pending period" is the prenegotiated time frame between acceptance when the date at which the <a href="https://www.yegismoving.com/buyers/real-estate-terms-glossary/#C">conditions must either be satisfied, terminate or extended</a>.
What happens during the pending period?
Typically this time frame is used to due additional due dillengence such as finalize financing, complete home inspections, have lawyers review supporting documents (such as lease agreements, titles, Real Property Reports, etc.) Every transaction has it's own set of variables and may need different conditions. Your real estate agent can be a great support in deciding what is necessary to protect you.
How long is a typical pending period?
In general, for a single family home purchase/sale, a pending period in the Edmonton, Alberta real estate process (in 2023) would be 7-10 business days and on a condominium purchase/sale 10-14 business days. Again, like most parts of the real estate process, there is no standard. The time frame will be very dependant on market conditions and personal requirements. It is also completely negotiable.
Common reasons for a delay or need to extend a pending deadline.
Perhaps financing is taking longer than expected.
A home inspection may bring up a concern that requires further investigation by another professional.
Challenges obtaining condominium documents from a management comany.
Are there any circumstances in which another purchaser can bump the first offer prior to the pending deadline?
The only time that a new purchaser can bump the orginal offer is if there is a termination clause in the accepted contract. This could be due to the need to sell a home or some other reason. These termination clauses can be any amount of time 24 hours, 48 hours, 72 hours etc. If this is the case and you are in love with a property that is pending. You could write <a href="https://www.yegismoving.com/buyers/real-estate-terms-glossary/#B">back-up offer</a> and if it were to be accepted, notice would be provided and the first purchaser would have to satisfy all of their conditions in the notice time frame otherwise their transaction would fall apart and the second offer would become precedent.

The pending period is only for purchaser conditions. This is not accurate. Sellers can also have conditions and in many circumstances absolutely should.
There are set standardized conditions. Almost nothing in real estate is "set or standized". There are suggestions and most commonly needed terms and conditions but there are many different variables that need to be considered.
There is a set standardized amount of time. Nope. Every situation is different.
Showings are not allowed during the pending period. Although many sellers do not want to continue to accomodate showings they are still bound by our board rules as an active listing. We can always ask. The real risk in viewing pending properties is creating an expection and breaking your own heart.

Be prepared, move fast and stay patient. Sounds simple right? There are so many tasks and different people involved in the success of a pending period it is important stay in constant communication. Anything you can accomplish before this time frame, we suggest you do that.
For people selling their homes this might look like knowing your timelines, doing maintenance work, being prepared with answers and associated documents.
For buyers, it is important to have as much of your financial apporval in place as possible and have chosen all of your needed professionals so that you can get answers and advice as quickly as possible.

The Unanticipated Wake-Up Call
The morning of July 15, 2023 began like any other for us until an annoying beeping sound interrupted the peace. Little did I know, we were about to experience a high risk home event.
While I was lying in bed I could hear something beeping. Nothing incredibly loud but definitely annoying. It almost sounded like someone was repeatedly trying to gain access to my house through the coded lock on my front door, but was getting the code wrong, over and over again. As it got more and more aggravating I noticed my husband was not in bed with me. I started to wonder why I wasn't hearing more of a commotion. Was he even home?
Unraveling the Mystery of the Beeping Sound
Then I started to hear my dog cry. He is a pretty aggressive and yappy dog but he only cries when he is really sad or super scared. I texted my husband asking if he was home as I still didn't hear anything other than beeping and dog cries. I got up, brushed my teeth, put clothes on and went downstairs to find out what was happening.
It is wild to think about an emergency and how you dealt with it when reviewing it after. Without a plan weird things happen. I found my husband trying to turn off the alarms in his mind, he was trying to solve the problem. I was laying in bed just angry that someone was disturbing my sleep. Neither of us actually thought it could be possible that our home was rapidly filling with carbon monoxide. It was completely surreal.
It took us both a couple minutes of evaluating the situation together before we decided it was best to do this processing outside. We grabbed our phones. One set of car keys. Both dogs. Got into our car. Pulled out of the garage and began to truly evaluate what had happened and what needed to happen next.
The Role Google and the Fire Department
Thank goodness for Google. We asked Google what to do and were directed to calling 911. We were then redirected to the fire hall and within 5 minutes the fire truck arrived and the fire fighters entered our home to evaluate the situation. Their sensors went off immediately upon opening our door and entering. They couldn't locate exactly where it was coming from but figured it was coming from our boiler system. They aired out our house and called <a href="https://gas.atco.com/en-ca.html">Atco Gas</a>. Atco arrived and their investigation confirmed it was coming from our boiler system. We then turned everything off and we prepared for a system repair.
Our homes are supposed to be our safe space; our havens. However we often get distracted by decor and fun renovations forgetting to make sure that the foundational elements of safety and security are in place. Once you have a safety plan it will allow for a complete and holistic enjoyment of your home.
It is important to prepare a comprehensive home safety plan. Here are some of the elements to consider.
Home Locks and Security Systems
Have you ever been robbed? I have more than once and it is such an awful feeling. It is violating and ruins the safe-sense that home provides.
It is important to have home security systems, even if those are simply high tech locking devices. Making sure that when you are at home and while you are away that your space is secure. If you have just purchased a home we, <a href="https://www.yegismoving.com/about/">real estate agents</a>, highly recommend changing all of your locks and codes. If you have coded doors, consider changing these codes bi-annually. Just like passwords these codes can be compromised. It is important to keep people guessing.
Home security is becoming so affordable and easily accessible now. You could consider a <a href="https://ring.com/ca/en/doorbell-cameras">Ring Door Bell</a> or some cameras at the front and back of your house (Jeremy and I really like our <a href="https://us.eufy.com/collections/security">Eufy Cameras</a>). Not only do these act as deterrents they also allow you to keep track of what is happening around your home.
If you are techy, my personal favorite are the apps that allow you to control all of these from your phone. I can't count how many times I have driven away from my home and can't remember if I close my garage door. The app solves that problem much faster than driving back to check.
Smoke and Carbon Monoxide Detectors
It is extremely important to have both smoke detectors and carbon monoxide detectors in your home. Taking these simple home safety measures will help protect you and your family.
Smoke and fire can cause incredible injury and death. It is very important to make sure that you have functioning detectors. <a href="https://myhealth.alberta.ca/alberta/Pages/Smoke-alarms-and-home-safety.aspx#:~:text=Install%20at%20least%20one%20smoke,that%20lead%20to%20each%20bedroom.">Alberta Health</a> recommends the following installation minimums:
"Install at least one smoke alarm on every level of your home, including the basement (but not in unfinished attics).
Put smoke alarms in the hallways that lead to each bedroom.
On floors without bedrooms, install the smoke alarm in or near each living area such as dens, living and family rooms.
Put a smoke alarm on the ceiling at the bottom of any staircase leading to upper floors.
Mount the smoke alarm high on walls or ceilings (remember—smoke and hot gasses rise). Wall-mounted alarms should be placed at least 10 to 30 cm down from the ceiling. Ceiling-mounted alarm should be placed at least 10 cm away from the nearest wall. If ceilings are pitched, install the alarm near the ceiling’s highest point."
It doesn't hurt to have a few fire extinguishers around your house. Some locations to consider would be near the furnace room, kitchen and garage. The challenge with extinguishers is that it is important that you make sure they are not expired, you know how to use them and on what types of fires are most effective. Make sure to educate yourself thoroughly before relying on these.
If you do not have combination detectors make sure to have carbon monoxide detectors throughout your house. You can buy plug in multi packs from <a href="https://www.costco.ca/kidde-plug-in-carbon-monoxide-alarm-with-digital-display%2c-2-pack.product.100143643.html">Costco</a>, Amazon and many other locations. Install them on each level of your home and near sleeping areas. Follow the directions carefully for installing and using the detector. Make sure you test them regularly and replace them if they are expired. Be prepared so that you know what to do if the detector alarm sounds. Developing a Comprehensive Home Safety Plan. Here are some points to consider:
What types of emergencies might you experience? Smoke? Break in? Carbon monoxide? No need to catastrophize, just do a little brainstorm and make sure you and your family understand. For example, when one alarm goes off, what is the next step? Do you call 911? Do you vacate the house? Maybe you don't enter the home without support.
Who do you have to remember to bring with you? Your wife? Children? Tenants? Perhaps pets. Make sure to know where everyone is in your home and plan to either warn them or grab them when you are exiting. Communicating the plan with everyone is important. Also, you can purchase signs for your entry/exit doors, notifying emergency professionals as to where your animals are located in the house.
What might you need if you are stuck out of your house for sometime? Having a set of easy on clothing in accessible locations would be of benefit. Making sure that you have something warm either at each exit or in your vehicles. (Perhaps, if you have pets, keep a leash in the car or close to the exits.) Making sure purses or wallets are in an easily accessible location. Essentially so that they are "grab and go."
Does anyone else have access to your home? If an emergency happens and you are not at home or something happens and you are unable to get out of your house. Do you have someone who can gain access? Provide a friend, family member, neighbor, co-worker, someone you trust with a code or key location in case of this type of emergency.
Stay focused on what is really important. Yes, we love the physicality of our homes and our stuff. We associate a lot of memories with material items. However, it is important to remember none of that really matters in the end. It is you, your family, friends and pets that are of the utmost importance.
After writing this blog post and having many conversations with loved ones. Reflecting on the experience and how whacky your decision making becomes when you are afraid. It is clear, having an emergency preparedness plan is crucial.

I would like you to take a moment and soak it all in. My favorite moment when moving into a home is that moment of quiet after all the movers (or friends) have left. It is just you. You are surrouded by all of your boxes but you are in your new home. It is just starting to feel real. I want you to sit on your kitchen floor and sip your favorite celebratory beverage. Make sure to glory in this moment. It is important. You will never have that moment with your home again.
Here are 6 steps to help you turn your home into a haven.
Step 1: Settling in
Secure your home: Make sure to go around you home am familiarize your self with all of the locking devices; exterior doors, windows, garage etc. Make sure to change all codes and locks. Although most people are trust worthy you just don't know how many people have keys or knowledge of the codes to your home.
Forward your Mail: It would also be beneficial to contact <a href="https://www.canadapost-postescanada.ca/cpc/en/personal/receiving/manage-mail/mail-forwarding.page">Canada Post</a> and start getting your mail redirected as of now to your new address, as an 'address change' usually takes a bit of time to transfer over completely. Remember the mail forwarded is ONLY for Canada Post (and I believe Canada Post ONLY forwards letters not packages.) Make sure to update any and all of your addresses online (eg. Amazon.) If you have any regular subscriptions that ship like HelloFresh or monthly deliveries of Keurig pods, please make sure to update your address with them as well.
Set Up Utilities: Now, you should have already set up the basics like water, waste, heat and power. Now it is time for the FUN utilities: internet, cable, alarm etc. It is time to bring your home to life!

Deep Clean: It is time to clean everywhere. As exciting as it is to move into a new home, not many people look forward to the actual moving day. Whether you are moving across town or across the country, moving is stressful. Here are some helpful hints from expert movers to make the big day a little more bearable.
1. Schedule your move well ahead of time.
Moving companies get booked up weeks in advance, so don’t wait until the last minute to schedule your move. Make sure they know ahead of time if you have any very large or heavy items to move. The last thing you want is for the movers to show up with a truck that isn’t big enough or without enough people to move your belongings safely.
2. Consider letting the moving company pack your items.
If it’s within your budget to hire packers, it may be money well spent. Packers are usually very efficient and take time to wrap fragile items securely. Packers will usually pack you the day before your move, so you don’t have to pack items away that you may need up until the day of your move.
3. Schedule services.
Don’t forget to have services transferred or started at your new home. These may include: Power Water Trash service Internet/TV/Phone Gas Lawn service Pool service Security system monitoring
4. Have your new home professionally cleaned.
If your seller is not arranging for cleaning to be done prior to closing, arrange to have it done before you move in so that you won’t arrive to a dirty house.
5. Pack a moving supply box.
Your moving supply box should contain items you may need while you are unpacking and getting settled in your new home, such as: Toilet paper Paper towels Sponge All-purpose cleaner and glass cleaner Shelf liner paper Scissors Furniture moving pads Tape measure Cordless screwdriver Hammer Picture hanging kit Bottled water, snacks, pet food Paper plates, cups, and disposable utensils Dish Soap and Hand Soap
6. Make Your Bed.
As soon as your bed frames and mattresses come off the truck, put them together or have the movers put them together, and make them up. Pack your sheets, blankets, and pillows together in well-marked boxes so you can find them easily. When you are ready to collapse at the end of moving day, you’ll be thankful the beds are made up and ready to fall into.
7. Ditto for your towels and bath soap.
Pack bath towels and soap with your bed sheets so you can jump in the shower before retiring without having to search for towels.
8. Make Plans for Your pets.
The last thing you need on moving day is a stressed-out pup or kitty, or worse, one that escapes in an unfamiliar neighborhood. Make plans for your pets to spend the day with family or friends, a pet sitter, or boarding facility until you are ready to introduce them to their new home.
9. Say Yes to Helpers.
Sometimes it’s hard to accept extra help from family or friends if you aren’t sure what they can help with. Here are some tasks you can delegate: Lay shelf liner in the kitchen and bathroom cabinets and drawers Unpack and put away your kitchen items (you can rearrange later!) Babysit or keep your children occupied Make up your beds, place towels in the bathrooms Wipe down cabinets and counters Break down packing boxes Hang clothes in closets Organize tools and equipment in the garage Pick up lunch or dinner
10. Hire a Sitter.
If you have little ones, they will be very excited about their new home, new rooms, and yard. They will want to be with you, but they will not be interested in unpacking boxes! Make plans for someone to be available just for them, so you can concentrate. A family member, friend or hired sitter can help them explore their new surroundings, build a box fort, or organize their toys in their new rooms without you worrying about where they are.
11. Hire someone to hang your art.
Unless you love to hang things yourself, you might consider having a handyman scheduled to come in and hand your wall art and window treatments for you. This can save you a great deal of time getting settled. If you need help deciding where to hang art or portraits, a decorator may be a better choice than a handyman. They can help you decide on placement and hang items themselves or direct a handyman where to hang items.
12. Check out of the old house.
Prior to closing, you should have submitted a change of address form with the post office. You’ll also need to remember to leave all keys and garage door or gate openers, and make sure the movers don’t pack up things like ceiling fan remote controls or other loose items that stay with the house. Don’t forget to clean out spaces like the attic, backyard sheds, crawl spaces, or any other hideaway spaces you might have stored items. It’s always nice to have the home professionally cleaned for the new owners, and, if you feel inclined, leave a list of recommended local vendors for household services.

Several factors influence the time it takes to find a buyer. In a balanced market, most houses, when priced accurately and without significant damage or extenuating circumstances, go under contract within thirty days. Will you qualify the buyer?
When an offer is received, I will work with the buyer’s agent to vet the buyer. All offers should be accompanied by either a pre-approval from a mortgage lender or, if paying cash, by verification of funds available to cover the purchase price. Once you accept an offer, the buyer must put down the agreed upon escrow deposit, schedule any inspections as stipulated in the contract, and, if financing is involved, their lender will initiate the loan approval process. I will stay in close contact with the buyer’s agent to make sure due process is followed.
What are the costs involved?
The seller usually pays for the real estate agent fees, which are divided between the buyer’s agent and the seller’s agent. The seller also pays their share of the property taxes and HOA dues. If the full annual amount has been paid, the buyer will repay their portion back to the seller at closing.
