The historic Hudson Bay Company Reserve is almost entirely encompassed inside Queen Mary Park, which is located northwest of Edmonton's core business district. The majority of the neighbourhood had been established by the 1950s, and the properties closest to the city core were being redeveloped by the 1960s. Queen Mary Park includes a diverse range of land uses, with non-residential uses accounting for more than half of the neighbourhood.
In 1928, the Hudson's Bay Company imposed a restrictive covenant on properties north of 108th Avenue, limiting development to single-detached dwellings in order to foster a specific form of development. However, this covenant was later altered to allow for the construction of other types of structures.
Today, single-detached houses and low-rise apartments account for roughly equal quantities of land in Queen Mary Park. Apartments are mostly found to the north and south of 107 Avenue's business strip.
